As you enter the property you will walk through the entrance hallway with a beautiful skylight, guiding the way to the stunning kitchen and open plan dining/living area. The kitchen is fully equipped with the very best Gaggnea appliances, Nespresso Vertuo pod machine, a large sub-zero fridge/freezer, boiling water tap and a large, marble clad island. Beyond the kitchen you will find a large dining table, sofa area and large wall mounted flatscreen TV. There is also a log burner with seating area, perfect for reading a book by the fire. The ground floor features polished concrete with underfloor heating throughout.

Behind glass crittal doors you will find a cosy snug with corner sofa and wall mounted TV offering a cosy corner to stop and read a book, play a board game or to enjoy a movie.

There is plenty of space for dining and entertaining both inside and out and the open plan dining/kitchen area features stunning, full length glass sliding doors, opening the whole space onto the garden.

The property features five bedrooms, two with ensuites. There are also three bathrooms and two toilets split across both floors of the property.

At the front of the house you will find a dedicated study with desk and sofa and a large utility room with American open top washer/dryer and additional fridge/freezer. This space also doubles up as a 'dog room' and has an external entrance to the driveway with wet room facilities to wash your dog after a muddy walk through the fields to the sea! Use the stable door to the inside of the house to give your doggie time to dry off before entering the main house.

The superb garden offers a hydro pool, perfect for a plunge, or turn on the resistance jets for a fitness swim! (Please note this is a hydro pool and not not a 'hot tub' and the temperature is regulated at 30 degrees.) This is pre-bookable for an additional charge of £200.

Whether you fancy yourself as a bit of a bird watcher or just enjoy taking in nature, then the garden has plenty to offer, you can watch the herons fishing in the stream just adjacent to the garden or looking out for our resident barn owl hunting in our back field.

Nutkin Barn is perfectly situated just 20 minutes from Goodwood and Wittering beaches, which have been voted some of the best in the UK.

While staying with us you will have the best of both worlds. Surrounded by outstanding rural walks, two Nature reserves and with Prinstead Bay just a stone's throw away from this beautiful property you and your pooch can walks for hours.

Chichester is just 4 miles away, offering great shopping, a fabulous theatre and surrounded by great restaurants and country pubs. One of our favourites is the Richmond Arms at West Ashling a 'wonderful gastro pub'!

Goodwood is renowned for its amazing events. Just to mention a few, Goodwood Revival, Festival of Speed, Glorious Goodwood and now they have an Open Air Drive Thru Cinema!

Goodwood also has an amazing golf course, so great for those keen golfers!

Nutbourne is very close to the coastline and there are many water sports you can enjoy from many Sailing clubs, 4 marinas, Chichester water sports and the calm bay opposite us is perfect for paddle boarding and kayaking.

Historical Portsmouth is a 15 minutes drive, where you can enjoy a host of many different activities, whether it be shopping at Gunwharf Quays or visiting the Portsmouth Historical Dockyard. You will never be short of things to do.

Nutkin Barn is set back from the main road in Nutbourne and is very to local bus routes.
